A couple of months ago someone told me that whereas in Crete you need 2000 m2 to build in the perimetric zone, in the rest of Greece it is 4000 m2 or was it 8000 m2. Apparently something to do with land in Crete being owned in smaller lot sizes. Frankly it is all a mystery to me. I also heard that the 2000 m2 in Crete might be going up to 4000 m2. We have a couple of vacant areas next to us and are wondering if they ever will be developed. Does anyone actually know the rules regarding getting building permission (in Western Crete) in the perimetric zone (meaning within 500 m from the village boundary, I think)? :)
There are a lot of changes currently which affect plots in and outside the villages. amount you are allowed to build, size of land needed etc. Each plot needs to be looked at separately as what applies in one area may not apply in another, eg a "tourist" village as opposed to a "farming" village, so it is pretty impossible to give any hard and fast rules.
Also it may be that the owners will never sell the land anyway …..
