        Villa Olivine is situated above the small village of Koufos, nr Alikianos and 14 km from Xania. It is a private house in quiet surroundings with stunning views over the orange villages and the White Mountains and is set in just under an acre (4 stremmata) of ancient olive grove. We are not overlooked.

        The inside space is 146m2 with extra space on the 2 balconies and terrace.

        We are about 40 minutes from Xania airport and only 2-3 km from the larger village of Alikianos, which has supermarkets, banks, a post office, internet cafes and tavernas/kafenions.

        The property is south facing and is built part stone and rendered. It comes with it’s own beautiful constructed stone and tiled 42m2 swimming pool. Most of the 51 olive trees are aged between 200-500 years old, several of them are quite magnificent.

        The house is virtually surrounded by attractive landscaped gardens and has it;s own driveway and parking area for up to 6 cars.

        Entering the house by the porch then leads you into a large lounge and dining room, which in turn leads you to the kitchen through a stone archway. A separate corridor leads to the smaller bathroom and a bedroom/study. The property is designed to be longer rather than square so as to take full advantage of the views. The lounge has an open stone fireplace and 2 large sets of patio doors.

        Upstairs comprises of 2 large double bedrooms each with their own fully tiled en suite bathroom tastefully decorated. Both these bedrooms have their own balcony. The balcony for the master bedroom is especially large and both look onto the White Mountains.
        All bedrooms have their own sizable fitted wardrobes.
        All the bedrooms and the lounge have air conditioning and all rooms except the master bathroom (which has a heated towel rail) have central heating radiators fired by an oil fired boiler.

        Duel solar panels and a solar boiler provide free hot water for much of the year and an electric emersion system provides hot water for those non-sunny days. The property has 3-phase electricity with a cheaper-rate metre, which substantially reduces bills.

        We are connected with telephone and ADSL internet. There is a tv and satellite tv point in the lounge with telephone and tv points in the lounge and every bedroom.

        There is both domestic and agricultural water on the premises with various irrigation systems in place.

        The kitchen is fully equipped with in-built oven and microwave, separate hob and extractor fan. There is also plenty of cupboard space.

        All the doors and windows are of white double-glazed aluminium and the majority have either roller shutters or aluminium shutter doors for added security and protection from the weather.

        The kidney-shaped swimming pool is eco friendly and is fitted with a saline chlorinator which negates the need for chlorine tablets. It’s depth ranges from 1.4m to 1.7m. Either side of the pool complex, which houses it’s own spacious separate pump room and storage room, are attractive stone built retaining walls. The same stone surrounds the raised pool complex, which makes it a real feature of the property.

        A garden shed houses tools and garden paraphernalia.

        This as a light, attractive, spacious and well maintained property, which is tiled throughout and is painted both inside and outside with light neutral colours.

        Our car is a 4 year old 5-door 1600cc beige Hyundai Matrix hatchback, which is MOT’d and taxed and available for your use whilst renting the house. It is currently insured until January 2013.

        Utility bills are as follows: OTE (telephone and internet) is 96 euros every 2 months. This includes unlimited calls to the UK and Europe, including Greece.
        Electricity is approx 150 euros every 2 months. Water (both domestic and agricultural) is very cheap and costs about 28 euros each per year.

        Property tax was 500 euros in 2011 and the swimming pool tax was 200 euros, however these will be met by us.

        Ideally, we are looking for a minimum of 1 year rental, but will be happy to extend that period.

        Rental per month: 995 euros per month.
